Rent Caps and Build To Rent - seminar to discuss impact

A seminar is to be held to look at the impact of rent controls on the burgeoning Build To Rent sector.

Private landlords in Scotland will be able to increase rent by no more than three per cent from April 1 but will be able to apply for a rent increase of up to six per cent to help cover certain increases in costs in defined and limited circumstances.

In October last year, legislation was introduced to temporarily freeze rent increases for private and social tenants in Scotland, and for student accommodation with the cap set at zero per cent from last September until March 31.

The UK Apartment Association - a small trade body for the BTR sector - is to discuss how rent levels have changed in the past six months in Scotland, the attitudes of investors, and what it means for valuations of BTR projects. 

The panel will include Rettie & Co lettings agency representative Gillian McLees, who chairs the UKAA in Scotland; Lyndsey O’Conner, the real estate partner at law firm Shoosmiths; and Gwynn Thomson, director of investment at BTR operator Sigma Capital Group.
