Yep, heavy tactics that. Ridiculously small fine. We've had 2 here in Lincoln fined £80000 and £43000 .

You want to start with some agents here. Yesterday a landlord told me he was told not to claim against the deposit despite a trashed House as they hadn't done an inventory. They offered him half price re let fees instead.

As an ex leasehold consultant the complex ways in which leases are written make them very hard to understand, even for conveyancers etc so they miss stuff off when explaining to the purchaser. Many hidden costs, high service charges and poor management. Stay away from leases

Seen some not pay out as inventory was done in house. Check the small print, its like car insurance etc, you think you've got cover until you claim. Landlords left out of pocket too

We have many landlords contact us as they have been let down by their agent with regards to inventories and check outs. By then it's too late and has cost the landlord money he could have claimed from the deposit. They go on to leave the agent and self manage and we do all their inventories, inspections and compliance checks at a fraction of the cost. Some agents are terrible but we have seen some good ones. The difference can be astronomical though unfortunately and a LL won't find out until it's too late

A deposit doesn't quite often cover the damage claim. That's why we can attend court as expert witnesses with our inventory and check out reports to assist the landlord to seek further compensation where needed

I would be concerned that claiming on the insurance for this is as hard as in your car or home insurance and they will do anything to get out of it.

Less than 0.1% of landlords who have used us for their inventories, mid term inspections and check outs have had deposits returned to the tenants with all three deposit protection schemes where there has been a claim against the deposit

There are a couple of these agents here. I'm not sure that the landlords know that their property is effectively sub let. It would be interesting to see if mortgages and insurance allowed it .
