The real problem is the lack of housing in the social sector. Councils have no where to house those to be evicted. The Councils tell the them to "sit tight" and await the bailiff and if you do not then you are deemed to have made yourself homeless and will nit be rehoused. The Councils represent the tenant not the landlord. Gone are the days of honest brokers.

The backlog of Court Cases in total is around 500,000. Plenty of courts have empty courtrooms but no judges! Many County Courts have Judges with a "family ticket" and those cases, understandably, take priority.

Getting possession through the accelerated procedure is the easy bit. Gaining possession is the difficult bit! If you use a County Court Bailiff you will be waiting forever! Use a High Court Bailiff!

Most tenants are happy! That is how it should be! You cannot please all of the tenants all of the time! If a tenant is unhappy then he should seek an alternative landlord!

In 2009 the Country needed 3million new homes. In 2022 it had increased to 4million! HMG has no money to build social housing and expects the PSL to purchase houses to rent to Joe Public.

In plain English the average PSL own under two BTL properties. Hence just one property! He lets it and the tenant who tends to have no children stats for over ten years now! That PSL has no intention of buying a further BTL property and goes to sleep! These are what we call "Sleepers" with no activity! If they did have children the child (normally just on) has fled the nest and gone to University or some other form of Further Education.

Rent levels are to do with supply and demand. If folk cannot sell houses then some turn to letting and rent levels drop. With new builds only a small number come onto the rental market with the PSL and that PSL exercises a judgement as to who he rents to. Only 18% rent to tenants on HB but that does not mean all 18% are vulnerable tenants! A vulnerable tenant comes with a Duty of Care on the part of the Local Council. Essentially single mothers with small children Hence only a very small number of houses end up with single mums. Most PSL will not take children. The rent is exactly the same whether the PSL takes children or not! Woke journalists and organizations such as Shelter do the case of tenants with children little good!

In my case the tenant that had died was a mother who had adopted a baby with my blessing! In most other cases the tenant had does i a motor accident! Landlords need to be seen as compassionate where a tenant as died!

Only yesterday I received the sad new3s that a young male tenant who had returned to Ukraine had died out there! I used to have on average I would guess, two tenants a year die! I always deal with the deaths of tenants myself to ensure that the relatives are not put under any pressure. There is no deduction from the deposit and arrears of rent are written off.. However, when a Council Official was uncooperative and I referred to him as a Petty Little Hitler I am in hot water! Be big about it and give two months, rent free, to clear the house and return the deposit in full!
