...and what about the small, private landlord that has seen an unprecedented attack from this Government! It's about time they reversed some of the appalling, politically motivated tax changes put in place by Osborne. On three year leases, I think this will work well but some mortgage companies try and restrict lettings to 6 months and this needs to be discouraged by the BoE

Absolutely - couldn't agree more. We have a small portfolio - about 9 properties - and we try to keep them in the best condition for our tenants. In the last two years, we have had one tenant who stopped paying the rent and then did a moonlight flit, costing us just over £3,000 and we are currently taking action to evict another tenant who has not paid the rent in spite of several months of discussion. I suspect that we have been lucky compared to many other landlords. The biggest rogue of the buy to let sector is, of course, the previous Chancellor of the Exchequer who has done as yet unknown damage to the sector, to the availability of property for rent, to the rents likely to be paid by tenants and to the pensions of so many small landlords.

I was talking to a major property fund on Tuesday. Directly as a result of our idiotic chancellor's ham-fisted reforms and application of the penal rate of SDLT, the fund has just pulled out of funding a 550 unit PRS scheme
