This is too vague. What constitutes a "tiny unit"? HMO regs stipulate 6.5m2 for a single room, 10m2 for a double room and 15m2 for a double room if there is no further shared amenity area such as a lounge. In order to get a mortgage a unit needs to be 33m2. So if a unit is part of a house, has ensuite and is 25m2 with some tea making facilities such as a fridge and microwave but still shares a kitchen is that a tiny unit? Some clarity please?

Hang on. Why the complaints? Band E is nothing exciting, its basically a band G house with a door that shuts properly isn't it? A house to a landlord is a home to someone else who is probably struggling to pay the heating bills as it is. We (landlords and agents) are rewarded for offering a quality service through rental payments. Every other successful business if focused on happy clients (as that is where the repeat business comes from). It is no different for us.

Good agents are brill. As a landlord myself I have worked with several agents and not all have saved me money! Some did not tell me about their fees to tenants which only became apparent when tenants were not signing up. Other agents have been outstandingly good taking just days to achieve a higher rent in a shorter space of time (usually because they are gifted at striking up great rapport with tenants and have great soft skills to weed out the time wasters and pretenders). Time is money and being able to sleep at night because a good agent is in control is worth much more than money. Good agents have skill sets many landlords (myself included) do not have; that is valuable and deserves rewarding.

Hi Alix. I think from what you describe you are doing nothing wrong at all. Indeed that is the very thing that AirBnB is designed to help. And by doing so not only do you gain from letting out whilst you are out, the community wins as well because the tourist income will be spread into the local economy through whatever your guests choose to buy locally. In fact guests are more likely to eat out than local residents so a boost would be given to restaurants nearby as well as any tourist attractions. The law says 90 days in the year you can go this on a C3 property (home). Beyond that and you need a planning change to C1.
