The "quiet" nature of high street agency offices has nothing to do with COVID. People rarely visited agents office long before the first lockdown. A high street office is there for tother reasons. though. When you are a small agency, you may need to provide people with reassurance of your credentials and the sighting of your office by the public on a high street does that. Furthermore, getting the staff working together in the same environment can produce better levels of energy than if all staff were working from home, for example. I know you can work for "hubs", etc. but when you combine the benefit to staff with the first point of benefits of perceivable presence then the high street office continues to be a suitable environment for many agency branches. If a company like iad don't want to have offices, knock yourselves out, guys. Oh, and you can use it to try and get some free advertising from Letting Agent Today, 'cos they love a good controversial headline ;-)

"A new concept designed to shake up the way renting works for good" Whenever you read nonsense like this on someone's website, you know they're full of it. Why in the hell did people give them over £7m????? I presume there were big salaries for the founders each month for 3-4 years whilst income was minimal. Not sure if I feel sorry for the investors or just that "a fool and his money are easily parted". The one true thing they said is that things can be done "efficiently, honestly and with a smile on our face", but generally that comes from having a good business infrastructure, working ethics and plain hard work, not just through "new ideas and brilliant technology".

So you have agents who advertises and charges 10% for full management and do the management for the agreed price. Then you have others that advertises "JUST 4% for full management" and the proceeds to charge for everything they do so it adds up to the equivalent of 15%+ pcm? Yep, that latter one is absolutely-positively-definitely a great way to generate some mutual respect between clients and their agents.

I like that the questions meant the replies were they "don't remember" receiving documents. I don't remember what I had for lunch just yesterday, does that mean I didn't eat any? This is just another group trying to get free publicity. All good agents either have electronic records of documents given, or have the tenant sign something confirming they've received the required documents.

The fact they are wanting "damage insurance as option for tenants" is a simple indicator as to the problem. To give some personal perspective, I have a dog. He's lovely and has never damaged anything and doesn't make things smell. However, EVERY tenant who enquires with a pet says that to me about their pet. Given what a % of pets do to properties, a % of those tenants are lying. Since I do not have access to a workable lie detector I am left with little choice but to assume that they are ALL lying. Now that is not my fault, as an agent. That is the fault of those with pets that cause damage. I have landlords who are happy to accept pets and landlords who aren't. I let them choose, and so it should be. If the tenant chooses to have a pet, then they need to understand the limitations it will put upon then, and accept that situation.

There are COVID-19 guidelines for contractors to follow, for your protection, and the certification is being made a legal requirement for your protection. You do have the right to refuse to have the inspection, but only if you have a valid reason. Please don't get all shouty with your agent, landlord, or the contractor. They are simply trying to do their jobs. As I say, you can refuse, but it would be a better reflection on your character if you did so with some degree of good grace. Thank you.
