If that read 'Professionals', then I'd take that seriously. But spelling it 'Profesionales' clearly shows, at least, that you are not one.

Surely that's what referencing and credit checks are for, no? For vetting potential tenants. This is finally giving tenants one way to check their potential agency/landlord. And I'm guessing you live in a small, quiet, friendly town somewhere and not a large city. For every three good agencies, I'd say there is one terrible one, from my experience.

POINT TO NOTE - the article is correct, as it states 'below an E'. And 'below' an E is indeed F and G. Or maybe they have rewritten the article since your comment? :)

Oops, not sure what happened there. Was going to say I can imagine a sort of portal juggling taking place here. I don't think it will be hard for a property owner to create a second, a third, a fourth, etc version of their property and thus circumvent the rules. I really don't see AirBNB and the others caring that much to make sure that this cannot be done.

Think these rules are laid down by the Environment Agency and thus all councils have to adhere to them.

Page 52, section 5.22 - https://www.gov.uk/government/uploads/system/uploads/attachment_data/file/319820/Lettings_guidance_CMA31.PDF Portals do have to show the fees information that agents provide. This dates from before the legislation about agents' own websites was beefed up. The portals did their bit, as all over them you can see Fees Apply links next to prices. Yet again, it's agents who have let the side down.

Just took a look at their website. Looks like another few grand will be leaving their bank account soon, if they don't get their act together and state on the website which scheme it is that they have joined and what money protection scheme they are with (or if they're not with one). I was pleasantly surprised to see they have their fees listed though. Shocker! You'd think it was rocket science.
