What's crazy is that this rent does not routinely go onto a tenants credit history. This is now changing with the #makerentcount campaign led by Lord Bird and his Creditworthiness Bill which is progressing through Commons. Tenants can now report directly via CreditLadder but equally agents and landlords are also signing up with CreditLadder to facilitate rent reporting. This allows for lower arrears and helps attracts the best tenants. Get in touch via the agent section on the website if of interest.

As the UK's first and biggest rent reporting service CreditLadder is in great support for this Bill. We are welcoming new landlords each day who are encouraging their tenants to sign up for rent reporting. Landlords see their tenants encouraged to pay on time. The tenants are rewarded in doing so. With an average of 39% of income going on rent for tenants, it's absurd that the vast majority do not routinely have their single largest outgoing as part of their credit history. Tenants can now take action with CreditLadder and report their rent to Experian for free. As Lord Birds Creditworthiness Bill progresses through commons in parallel it's time for a change. The tenant registers their tenancy information which is validated with you as the landlord. The rent is then objectively read and verified from the tenant's bank account. Any arrears are confirmed with you and reported as such should that be the case. We find that tenants paying through CreditLadder typically have low arrears. This is a positive step forward and is the testament of the work by Lord Bird and his team in progressing this important matter. This could have a significant positive impact for those that lenders typically ignore and is something that we strongly support at CreditLadder. What is shocking is that 99%+ of these tenants are not having their rent recognised in their credit history! It's time for homeowners and tenants to be treated equally. At CreditLadder we work very hard and in conjunction with Experian to help tackle the challenges faced by rental tenants in the UK. From my time running a national letting agent, there was never a positive way to encourage tenants to pay their rent on time. Nor could we reward tenants for their positive rental payment behaviour. Now there is a way through rent reporting. At CreditLadder we see agents that implement rent reporting into their processes with lower portfolio arrears and are providing an improved service to landlord and tenant. It's a win-win-win! The HM Treasury backing for rent reporting should encourage agents to consider this as part of their wider strategic plan.

What is crazy is that the majority of tenants are not reporting this rent. This is their biggest expense! At CreditLadder from our working with Experian we see very low arrears numbers compared with the national average. When tenants report their rent either directly to us or via their agent they typically pay on time. It's about time more tenants took this route and the earlier the better. After receiving HM Treasury backing we'll be campaigning to get more tenants reporting.

Typically we find it's not an issue. They get their rent the same working day and it encourages on-time rent payments saving time chasing arrears. What may surprise the majority of tenants is that none of these rental payments count towards their credit score. We at CreditLadder are working with agents to enable them in facilitating rental payment reporting to Experian's Rental Exchange. Tenants are encouraged to pay on time, resulting in lower arrears. This improves the service that you provide to your landlords and reduces admin time chasing late payments. Agents also have a key differentiator that can drive more tenant enquiries. This is great news for tenants. With an average 47% of income spent on rent (English Housing Survey) it should be a tenants right to have this recorded on their credit file. Interestingly a fintech does already exist. Since early 2016 CreditLadder has helped thousands of tenants to have their rent payment data reported to Experian’s Rental Exchange, for free. This week will see Lord Bird of the Big Issue and The Young Foundation press forward with the #makerentcount campaign to spread the message of rent reporting to credit reference agencies. What shocks most tenants is that their largest expense does not count towards their credit score! Yesterday The Young Foundation in conjunction with The Big Issue launched the #makerentcount campaign to encourage tenants to rent report to Experian. This is facilitated by CreditLadder which works with tenants, landlords and agents to enable reporting at no cost.

With the private rented sector doubling since 2004 and home ownership in England at a 30-year low (English Housing Survey, 2017) helping tenants on their path to homeownership is so important. At www.creditladder.co.uk our research shows that rent can account for up to 40% of income but counts for nothing in the eyes of lenders even though there is clear evidence that they are reliable payers. It should be a tenants right to have their biggest expense recorded on their credit file to help gain access to better rates for a more secure financial future. Today's debate in parliament is a major step forward.
