A letting agent has been found guilty of nine housing offences, culminating in a fine and costs totalling £20,085.

Ayub Patel of Ilford, trading as Lakeview Estates, and his company Broach Ltd, were prosecuted along with landlord Abu Taher, for failing to license and properly manage a House in Multiple Occupation in Ilford.

The offence came to light when information received from a council tax inspector and a subsequent visit to the property indicated that it was being used as an HMO but without the appropriate licence.

Redbridge council officers found that the end of terrace property which had a loft conversion was being occupied by 16 adults and one child, and suffered from mould, dampness, fire safety issues and a dangerous electrical installation.

Following a two day trial at Romford Magistrates' Court the defendants were each found guilty of nine offences - one offence of operating a licensable HMO without a licence and eight housing management offences.
