“With the busy summer months only a few weeks away, it is not uncommon for lettings businesses to have to prioritise their workloads whilst colleagues are taking extended leave and general demand for rental property increases.  One of the areas which I have often seen put to the bottom of the ‘to do list’ is Property Visits (or Mid-Term Inspections as they are sometimes referred to) as during peak times, there is simply not enough hours in the day to do everything and such Visits may not always be regarded as business critical.

As all experience property managers and lettings business owners know, in general, landlords consider Property Visits as a very important part of the service which they receive from their agent and believe that the managed fee which they pay should ensure Visits are carried out with regularity.  From my experience, I have unfortunately seen the problems which agents can encounter by not keeping up-to-date with Property Visits – with some even being threatened with legal proceedings by their landlords for breach of contract (spurred on by a Property Visit Report being completed at a later date than stated within their Terms and Conditions and the property showing severe signs of distress).
