Some 56 per cent of buy-to-let landlords and property investors live within 10 miles of their rental properties according to analysis of 50,000 units by Countrywide Residential Lettings.

Over two thirds of landlords in the north of England although by contrast more than one in five landlords with investment properties in London live over 100 miles away - an indication of the draw that the capital has become in terms of high rents and appreciation.

In rural areas like Wales and East Anglia there is a low proportion of landlords living within 10 miles of their rental property thanks to the sparse population.

Meanwhile Countrywide has also issued its February rental figures showing two regions with dipping rents but increases elsewhere.

- Central London £2,630 (+ 8.5%)

- South East £1,078 (+ 4.0%)

- South West £765 (+ 1.9%)

- East Midlands £589 (+ 3.3%)

- North East £593 (+ 0.9%)
