Propertymark is advising agents to check the timelines for the introduction of the mandatory Private Rental Database.

It rolls out from mid-December, and the deadlines are at the bottom of this story.

For those agents with imminent deadlines, an eventual requirement will be to check all advertisements, website and portal entries carry landlord register numbers.

In a future phase of the database roll out, landlords and properties will need to be registered before properties can be marketed or advertised to let. This will include unoccupied properties.

At that stage, agents will need to confirm that both the landlord and property are registered before marketing.

Propertymark adverts will also need to include both registration numbers: the landlord number in the format L-XXXX-XXXX and the rental property number in the format P-XXXX-XXXX.

These advertising requirements are separate from the initial rollout.

Propertymark advises: “We encourage members to identify the deadlines that apply to their portfolios and agree the support they will offer each landlord.

“Teams should check the information and certificates they hold, allocate responsibility for submissions and updates, and establish a secure way to manage property access links.

“The guidance also reminds letting agents and property managers that they must belong to a relevant redress scheme to undertake this work.”
