As an agent, and landlady, I see this so very often these days. Tenants seem to think the tenancy agreement is optional or something you jusy quickly sign to get the keys and they can just back out whenever they want. The governmnet is embolding them and they think that rules only apply to the landlords (and God forbid you break them) but the tenants can take a very liberal view on them and find rules unfair. This was not the case only 5 years ago and certainly very rarely before that.

But who said the property is actually yours anymore? You are just the mug that bought it, spends money on it and offers a service to society. Like the communist parties in Eastern Europe nationalised any property they felt like, the same concept seems to apply now in this country, just through the back door. The People Republic of Lewisham is one of the worst. We have purchased a house (in the borough) which we were refurbishing to have it rented to students, and it took longer than we thought it would due to a thorough and complete refurbishment, and the council wrote to us to ask why the property had not been rented and that they would intervene and rent the property themselves. We could not believe our eyes. It is dispicable.

This is completely and utterly insane. So many buildings cannot posibly be brought to band C simply because anything that you can insulate/replace/update has already been done. What are they going to do with the period properties? Demolish them? It will again add to the list of things landlords will have to think of before even considering investing in the sector, more of the landlords will be selling and rents will ultimately have to go up. Great idea!

Considering that rents have actually gone down quite a bit in London in the last few months, you can tell how comepletely disconnected he is from what is actually happening on the ground. Elections looming, let's get some more votes. I do hope he goes because not only he's done nothing for this city since he took power, but he actually managed to make things a lot worse. And funnily enough, we hardly saw him during the lockdown, bar for a few appearences to criticise the government's actions. Where was he when the city needed him? Hiding, of course! What has he actually done for this city? He is one of those exceptionally phoney policitians that disgust me.

And, if you cannot get rid of the dodgy tenants from some properties because of a backlog in the courts, there will be even less properties on the market. Add to that the lack of new investment in the sector with landlords selling rather than buying new properties, the slowing down of building new flats, etc the rents will have to go up. There might be a wobble this year, but long term the trend is up (unless the government brings rent control which would not surprise me).

So, is there going to be a setvice charge freeze? Ground rent? Insurance? How about money given to people that actually live off the rental, like retired people whose sole income is from renting out a property? What utter nonesense! Do these people even think before they come up with these things?

As someone born and raised in communism, who knows how it develops and what it brings about, I fear the worst for this country (and Europe in general). It is sad to see how a country can destroy itself so quickly. Not only am I not allowed now to get rid of the tenants in my properties, but I am expected to allow them to live there for free while I pay the mortgage, insurance, repairs, etc. (luckily I have decent tenants). At the same time, we are being used to solve the housing crisis in this country but taxed to death in the process. Never ever would I have thought I'd be in my grandparents' position, who had their land and houses taken away from them by the communists, not in my lifetime. It's scary and demoralising.

So by this logic, if the landlord contracts the virus, he/she should be allowed not to pay his/her mortgage for three months too. Or anyone who contracts the virus for that matter. After all, most of us pay a mortgage that we might not be able to afford if we do not go to work or we do not get paid. If stupidity hurt, there would be so many people walking around screaming.

Has anyone actually looked into the costs to the landlords who are forced to up their rents in order to cover them? They are being taxed to death and they have to fork out money for all the different regulations that pop up over night. Not to mention increases in all other fees to rent a property. It's simple mathematics. The landlords have somehow become the villains of the 21st Century, all for daring to invest their hard earned money into a property that gives shelter to another human being. What scoundrels they must be!
