HELP........ - Fees are band - Agent passes charges LL - LL increase rents - If agent is managing % £ per month goes up so more £ per month for agent = Fee ban results in more £, excellent, what an I missing??

I just can't see how the rent rises will become reality. For this to happen LAs will need to lump the fee onto LLs so they pass them on in higher rents. It's going to take some ballsey arrogant LA to inform the LL you're doubling THEIR fees when they're necks are being squeezed to death due to S24 etc. @ Arnie - surely using your argument the fee ban is a Win Win. You lump the tennant fee to the LL so you still get that £, LL raises rents to offset and you take a higher monthly fee due to the same % of a higher rent?!

Nick, you miss a vital but simple point..... When a LL or LA markets a property, and we all know supply is limited, so there is going to be multiple interested parties. If a tennant wants/needs that property, realistically he/she has NO CHOICE but to pay whatever fee is laid down by the LA/LL - the tennant can't simply walk away and if even they did you know the next mug is just around the corner. This is a captive market and a licence to print £, so I see why your so annoyed. Banks/loans are not the same comparative, try thinking more along the lines of a recruitment agency if you want a direct comparison. Your hidden agenda spouting is BS, the greed of your sector is where the fault lies - so I'm sorry but you only have yourselves to blamed! Have a nice day. JP

Because the seller chooses the agent and pays the fee... So they can shop around. If a buyer paid a fee it's a different story! Simple really.

There is no resource to enforce the policy of displaying fees. That's why a complete ban on fees makes sense, it becomes self policing!!

Apples and oranges. Credit card fees being banned too. You charge the landlord. Now compare apples with apples... Employment recruitment agency, there don't charge both parties!

At last! An agent (Alex) writes what we all know - most agents are ripping off tenants! I'd suggest that those charging very modest fees will survive and those who don't, won't. Rather than STILL calling for a cap it's time review your business model! If you think you can lump the fee onto landlords - who's yields are under ever increasing pressure (even more so WHEN interest rates rise) and they'll accept being double charged and just bump the rent to cover, you're living in cloud cuckoo land!!

Interesting that the bill could include a provision to allow historic unfair fees to be reclaimed. With the ambulance chasers being cut off from false injury claims and PPI coming to an end, I can hear their knives being sharpened to come after the letting agents & landlords!!

Why is it that David Cox keeps regurgitating the same nonsense!! Does ARLA really care that rents are on the way up? I doubt it, higher rents equals higher fees for agents, surely a good thing for an associations members! Or the more likely scenario - banning fees will leave some of it's members up "s#@+ creak" without a paddle, so the only way to try and stop the legislation coming into force is to spurt the rhetoric that "higher rents are bad for tennants", as if there is empathy towards the tennant. If that's true and ARLA have empathy for tennants and want to save the tennant a few quid, then surely a ban is a positive step? When the fee ban comes into force, ARLA will encourage it's member to try to up rents to offset some of the lost income from the fee ban - after all, ARLA will need to negate the danger that agents will 'cut their cloth accordingly' and possibly stop paying fees to such weak associations! Some (not all) agents have milked a captive market to such a great extent that even the government has had to step in to stop it and ARLA hasn't got a clue what to advise........!
