S21 Notices up by 21 percent over the last year and 35 percent increase in Court claims for possession this quarter. Why this sudden increase? This is a direct result of Shelter's campaigning against the PRS that Private Landlords are serving their good tenants with S21 Notices and exiting the PRS in droves and then having to go to Court for possession because their tenants can't find another property to rent and are being told by Councils to stay until the bailiffs arrive to kick them out. Shelter has done more harm to tenants than any private landlord ever has.

This tax will do nothing to free up second homes to 1st time local buyers. As Michael says the cost will be absorbed by 2nd home owners or passed on for holiday lets.

This sort of landlord give all those good reputable and conscientious landlords a bad name. I'm sure he had no problems gaining access to collect the rents. A good reason why landlords like this should have his property confiscated and forced out of the market.

A sensible approach and would certainly help increase the number of properties available to rent. Unfortunately 'Sensible' is not a word associated with government housing policy

Insurance is about two things, collecting premiums and avoiding paying out. Tenants will just walk away leaving the landlord or their agent to pick up the pieces and therefore it is the Landlords who will lose out as it will be them who end up paying the premiums (read tenant fee ban), paying to recover the property at the end of a tenancy and then fighting to get a payout from the policy.
