Rent arrears and voids are in decline, the National Landlords Association has claimed.

It says incidences of arrears have fallen to their lowest level for over two years.

While 39% of landlords have experienced instances of rental arrears in the last 12 months, the figure is down 9% year on year, and back to levels previously seen in the first quarter of 2010.

Void periods were down 5% to 33% in the second quarter of this year compared with the first quarter.

However, the picture is decidedly patchy.

At a regional level, voids are greatest in the North-East where 60% of landlords have experienced empty periods in the last three months, and lowest in the South-West where only 20% of landlords have experienced voids over the same period.

The NLA’s research is based on just over 1,000 interviews with landlords.
