Leading Tory hits back at demands for rent controls

The Guild of Property Professionals is today meeting some member agents to prepare them for major regulation changes.

The meeting will be with Welsh agents.

Some elements of the Renters Rights Act impact Wales, while much focus will be on The Renting Homes (Miscellaneous Amendments) (Wales) Regulations 2026: guidance for landlords.

The amendments, due to come into force next week on June 1, introduce provisions designed to prevent landlords from discriminating against contract-holders who have children or who receive welfare benefits.

In the lead-up to the Renters Rights Act coming into force, The Guild held webinars to support agents tackling the regulation changes. 

Paul Offley, compliance officer at The Guild, says: “The pace of legislative change within the lettings sector continues to accelerate, and it is vital that agents remain informed and prepared. 

“The new Welsh regulations introduce important protections for tenants, and agents need to understand both the practical and compliance implications for landlords.

“At The Guild, our focus is on giving Members the clarity, confidence and practical support they need to navigate these changes successfully. 

“Through our webinars, training sessions and Member meetings, we are ensuring agents have access to the latest guidance so they can continue to deliver professional, compliant advice to landlords and tenants alike.”
