Basic question is are they even going to survive? Income source gone so how can this be? Landlords mainly won't pick up this cost. I have just let a property, no agent used. 12 quid reference all rest free on Mudhut. Maybe lots will do same so where does that leave agents?

The stupidity of all this is that ultimately it will not make a jot of difference to me, or I suspect most other landlords as to who we have as tenants, play with the wording or listen to the PC nonsense of Shelter makes no difference. I will make my own decisions, in fact all this nonsense just hardens my resolve to exclude anyone who in my opinion will have problems paying the rent. No-one will dictate to me on this no matter how hard they try.

I think we must just accept that BTL is dead, killed off by the very ones who scream for more housing but enact policies to the contrary. Hard to understand really. I have reduced my portfolio down from 9 to currently 2, one is going through sale legals now. I will then have just one. This one has 4 more years on a good fix and has good long term tenants, so will leave this o e till mortgage is up. Problem is what do I do at renewal of lease in July, I have just raised rent by inflation up till now but fear may have to raise it double that this year due to changes. What would others do?

All true, but worse is the potential claw back from landlord when paid direct if any falsification if found, even years later. This is why I just say no, irrespective of any other factors

It is obvious that extra costs will be passed on to end user as in every single other business. Rents have to rise to make up the loss, there simply is no other option.
