What a load of rubbish. If Landlords cannot make their rental work financially, they need to sell. Can tell you that as an agent, if we don't do as the client asks us, they will find someone else that will.

The equipment is very expensive. You can do a quality virtual tour with any smart device with a wide angle lens and a steady hand. Maybe for top end properties where the fees are massive it might be economical but for many small agents the cost is way too high.

A lot of things that we do that you don't charge for help build a long-term relationship between yourselves and the landlord. I'm not sure whether I agree with her on everything. Solicitors and accountants are highly qualified and spend many years studying. You can hardly compare that with a spotty 17-year-old in a cheap suit wanting to charge to wait for a gas engineer.

Reputable letting agent will make sure they get acknowledgement that all the documents have been received. Anyone doing it themselves or employing the wrong agent will get caught out. I say good.

Animals damage properties. Cat pull up the carpet and furniture will be wrecked. Dogs eat things and absolutely ruin gardens. When you rent it again you could have problems with allergies. No amount of cleaning will get that smell of damp dog out of your carpet. Whilst I recognise people want to pets. I am inclined to charge up to £50 a week more. They should never be forced on the landlord. It's up to them it's their property.

There is no way I could force my landlords to take pets if they don't want to. And if I was to push on them they would simply find another agent that would do as requested. Surely it's the landlords choice. How can you prove a well-behaved pet. It could be good one day and a nightmare the next. Nonsense.

I am an animal lover and we keep cats however they do cause damage to carpets. Dogs destroy lawns if their owners allow them to go and relieve themselves. With a maximum of five week dilapidations deposit will they introduce an additional pet deposit?

Who is going to pay for the damage? If it's a dog and normally the garden is completely wrecked from the wee and poo depending on the size can 1000's. Carpets and underlay would need to be replaced, what happens if the next tenant is allergic. Doors and floors scratched. I am an animal lover but as a landlord that's all you need is the additional cost of replacing such items.
