Top schools are driving rental choices in Northern Ireland, particularly in areas such as Holywood and Bangor.
In Northern Ireland, nearly one-third of parents move home to secure a place at their preferred school and among those who relocate, 44% do so specifically to live closer to their chosen school.

Buyers are increasingly stretching budgets and raising offers on homes in areas such as Holywood and Bangor, all to secure access to higher-performing schools. This trend is not limited to buyers, with renters also actively seeking homes in these hotspots, in turn fuelling stronger demand from property investors.”
“Recent research also shows that one in five people go as far as changing jobs in order to move to areas with better educational opportunities, underlining just how significant schooling has become in relocation decisions,” he said.
Selective education system drives rental demand
Northern Ireland’s selective educational system, including grammar school entry, is intensifying competition for top-performing and oversubscribed schools, creating clear catchment-driven housing decisions. Unlike many other parts of the UK, it places greater emphasis on postcodes, with proximity to strong schools directly influencing both property values and rental demand.
The company has also highlighted increased investor activity in East Belfast, County Down and County Antrim, where strong schools, established communities and access to amenities are proving particularly attractive for long-term family lettings, with consistent rental demand supporting stability for landlords.

Belfast (South & East)
As the capital, Belfast houses the highest concentration of top-tier schools, including Rathmore Grammar, Strathearn School Methodist College, Royal Belfast Academical Institution and St Dominic’s.
Holywood (County Down)Located just outside Belfast, the town boasts schools like Sullivan Upper School, which ranks among the best in Northern Ireland.
Lisburn (County Antrim/ County Down)Offering top-tier education at Friends’ School Lisburn and The Wallace High School, making it a competitive area for secondary education.
Magherafelt (County Derry/Londonderry)
A regional educational hub in the Mid-Ulster area, home to high-performing schools such as Rainey Endowed School and St Mary’s.
Derry/Londonderry (County Derry/Londonderry)Known for producing top-level academic results, with Lumen Christi College consistently ranking among the best schools in Northern Ireland alongside St Columb’s, with two Nobel Prize winners amongst the former pupils and Foyle College, one of the oldest grammar schools in the country.
