Propertymark is reminding agents across England they have just days to ensure tenants receive a mandatory Information Sheet before the May 31 deadline.
Under the Renters Rights Act, all tenants named on an assured or assured shorthold tenancy agreement created before May 1 2026 must receive a copy of the government-issued information sheet.
Failure to comply could result in financial penalties of up to £7,000.
Propertymark is warning agents that simply sending tenants a web link to the document will not meet the legal requirements.
The information sheet must be provided either as a physical copy or as an electronic attachment, such as a PDF sent via email.
Nathan Emerson, CEO of Propertymark, says: “With the deadline fast approaching, agents should already be reviewing tenancy records and confirming that every named tenant has received the correct documentation in a compliant format.
“Some agents may assume sending a website link is enough; however, the legislation clearly requires the information sheet to be supplied directly, either in print or as an electronic attachment.
“Taking action now will help agents avoid unnecessary penalties and demonstrate a professional approach to supporting tenants through these significant legislative changes.”
The warning comes as the private rented sector continues to adjust to the first phase of the Renters Rights Act, which introduced major reforms including the abolition of fixed-term assured shorthold tenancies and changes to rent increase procedures.
