A leading lettings industry figure has warned that the sector will be damaged by the ongoing political upheaval.

Mike Dawson of HomeLet & Let Alliance says the toxic combination of seven Prime Ministers in 10 years plus a revolving door of housing ministers serves neither the country nor the housing industry well.

“This level of political churn makes it harder to design, implement and sustain the long‑term housing policies that people and businesses need” he says.

“That instability is particularly unhelpful for the lettings and wider housing sector. While the fundamentals of the UK lettings market remain unchanged, with demand continuing to outstrip supply in many parts of the country, the policy environment around it keeps shifting.

“For landlords, letting agents and tenants, stability and clarity around housing policy is crucial. Frequent leadership changes can delay decisions, weaken confidence and slow much‑needed investment.

“The lettings sector has continued to function with resilience under repeated shifts in policy and economic conditions, but there are limits to what it can absorb without clear, consistent direction.

“Whatever the political landscape, increasing housing supply, supporting professional standards across the PRS and providing clear, workable regulation must remain key priorities. Our industry will continue to do its part, but sustained policy certainty is essential if we are to encourage investment and help meet the growing demand for homes.”
