PropTech firm Street Group has integrated the government’s official Form 4A directly into its rent review workflow, enabling letting agents to generate, sign and serve the mandatory rent increase notice without leaving the platform.

Under the Act, landlords and letting agents proposing a rent increase on a periodic tenancy must use Form 4A.

For many agents, this has added a manual process involving downloading the form, re-entering tenancy information, arranging signatures and serving the notice separately from their CRM.

Street’s latest product update removes that additional administration by embedding the official Form 4A directly into the rent review process.

The completed notice is automatically linked back to the tenancy record, providing a clear audit trail and removing the need to manage separate documents or external filing systems.

Heather Staff, co-chief executive, comments: “We believe compliance should be built into everyday workflows rather than becoming another manual task.

“By embedding the official Form 4A directly into Street .co.uk we’re helping agents complete the entire process from one place, reducing repetitive administration while supporting a more consistent approach to serving rent increase notices. 

“Ultimately, technology should allow agents to spend less time on paperwork and more time supporting landlords and tenants.”
