A portfolio of property assets spread across small towns is seeking offers over. £8m.

The collection of 24 residential and commercial properties in and around the historic market town of Cowbridge, in the Vale of Glamorgan, is being sold by its private owner, who has assembled it over decades.

Knight Frank and Watts & Morgan have been appointed joint agents on the sale.

The portfolio comprises seven houses, 14 apartments, and four offices, which are 98% let.

While the properties are being sold together, piecemeal sales may be considered on a case-by-case basis.

Cowbridge has the highest average house sale price of any postcode area in Wales, at just over £518,000 according to Land Registry figures. The town also has a very limited rental market, with supply continuing to fall far short of demand.

Tom Griffiths, Associate Partner, Capital Markets at Knight Frank, says: “A sale like this is incredibly rare – it is likely to only come along once in a generation.

“On top of the residential dwellings being in one of the country’s most affluent areas with an attractive supply-demand dynamic, the commercial properties are well let, occupied by longstanding tenants, and located in areas popular with office occupiers.

“The new owner can also add value through proactive asset management or the piecemeal break-up of the portfolio.

“We expect to see a great deal of interest in the sale from local private buyers, as well as from the Welsh diaspora elsewhere in the UK and further afield.”

Richard Morgan of Watts & Morgan adds: “Cowbridge’s rental market has been remarkably resilient in recent years.

“We’re seeing properties let within days, often with multiple applications, and landlords who invest in upgrades – from insulation to contemporary kitchens – are achieving strong rents and long-term tenancies.”
