Good landlords are easy to find and should be given tax breaks and not have to licence their properties. Bad Landlords need putting out of business for good. Also, Landlords that have paid tax from day one should be rewarded not bashed to death! Regarding HMO this needs looking at again,How on earth can a 4 bedroom house with 4 people be an HMO just because say two are related and two not,when they live as a family!

Meanwhile, if deposits are capped I will increase rents and insure and guess what ? the tenant will end up paying for all this. No landlord wants to evict good tenants who pay their rent and look after the property. Unless of course, the Landlord wants to sell the property. The law is unfair towards Landlords the playing field is not a level one, this must change. The councils must NOT tell tenants to stay put ,this makes it very expensive for Landlords and the costs should be paid by the councils who practice this evil system. Landlords own the property and can let to who they like and on terms agreed ,no government should tell us to allow pets or tell us when we can evict or otherwise. I am for one, sick of being told what to do with MY property.As long as I break no laws,what the hell is the problem.? I am building up to selling out and let the councils house my tenants(which of course they cannot!!!!!!!!!!!!!

This is not new ,you have always been able to buy tenanted properties. However,perhaps it will bring together all BTL properties for sale under one umbrella,and this will be good for sellers and buyers. It depends on the costs.

Hi David There are two ways to protect deposits, The insurance-based or the custodial protection. I have always used the insurance based where you hold the deposit and keep funds separate and safe. The custodial is where you hand over the deposit to the scheme company and they hold the deposits. This is free (but they earn interest on what can be hundreds of thousands of pounds from numerous Landlords) I prefer to hold my own deposits and pay an insurance to the scheme company. Hope this is of help.

So once again the landlord suffers ! I use an agent BUT always protect my own deposits. I have an agent on a find tenant basis ,he does all checks references and photos of condition etc I set the deposits aside in premium bonds (safe and secure) On top of this have won many £25 and £50 . The money can be cashed and returned to tenants. Often I refund the deposits on a rolling basis from the new tenant to the leaving tenant, so do not have to sell bonds but use the new deposit to refund the tenant leaving. I can then show all deposits are held in a secure account (in Bonds) with the government.

I am a good landlord with modern properties and am all for getting rid of Landlords from hell ! They damage all of the good landlords. I have paid my taxes from day one and maintain my properties. I want respect from the government and be treated like any other business and be able to offset all my costs etc. I want a level playing field and want speedy,low cost help to evict bad tenants who damage property and do not pay their rents. All landlords want is tenants that value their home and pay their rent,its not rocket science! May I suggest landlords that have not paid their taxes are never ever allowed in the future to claim any costs whatsoever(when caught) and are put out of business. Those that Have paid their taxes should be REWARDED and allowed to claim all costs and expenses even on improvements to the property! After all we have been contibuting to the coffers Dear Chancellor!

I have paid tax from day one on my BTL 's my reward? = taxed on my legal( what should be ,allowable )interest paid on my mortgages! Thankyou tax man. This will turn out to be discrimination ! all businesses can claim expenses,finance costs(interest) you have failed us and ( I feel will have to refund us )

Landlords need protection ! If a tenant can't afford the deposit,I doubt they can afford the rent ! I am still after 5 years (and having taken them to court) waiting for my damages and rent owed me from 3 tenants ! One I found had a house and I put a charging order on it(I understand now it is sold and have had an alert I set up with the land registry) so should get that soon. The others are paying me £50 month ! but even now they are missing payments! what with interest it will take them 10 years to pay me !!!!!!!!!so stop knocking landlords ! we are not the bad boys here.As we have a clown government,I see no hope yet to make a level playing field.

I have smoke alarms on all floors in my properties,I have carbon monoxide too for gas hobs and boilers. Owing to the overtop safety issues I have disconnected any gas fire (two in fact from two properties) I do not want issues with gas fires and do not trust tenants with them. I will also over time remove all gas cookers/hobs leaving all electric only. The boilers while( gas )will be and have always been serviced every year along with gas certificates these also cover gas cookers/hobs. Apart from keeping a fire engine parked outside the properties,I can do no more !

I have a great local agent and will stay with him. I trust him,have met him many times,he has never let me down. He finds the tenants,does references,all checks,all photos,reports,condition checks in and out. All meter readings etc. I will probably pay more now fees are banned,but what the hell,he is good! I will just add the costs to the rent (thankyou government) for Landlord bashing !!!

I have had carbon monoxide and smoke alarms in all my BTL,s for years! They cost very little and fitting them makes you a better Landlord. I have gas certificates and boiler service done every year. I protect all deposits,pay my taxes,look after tenants AND YES, I AM BASHED TO DEATH BY THIS GOVERNMENT FOR HOUSING PEOPLE THEY CAN,T!!!!!!!!!!!! What a government we have !

High time good landlords were rewarded for supplying good homes to rent and looking after their tenants and paying their taxes. Not bashed and treated like criminals! Why don,t the government do more for landlords instead of allowing tenants to abuse landlords and run up costs for landlords,by not paying rent,not looking after the property,not moving out when required to.Why does the government make landlords pay out for bailiffs,when once a court instructs the tenant to leave? surely they should be considered squatters and police called instead. Taxing landlords to death will backfire and already has!

I agree holding fees should be banned. The tenant should expect fees for taking up references,right to rent,the normal stuff to be able to rent. Perhaps a portion of the Inventory& schedule of condition of the property,After all it is in the tenants interest as well as the Landlords.50/50 cost basis. The cost on a 50/50 basis for a tenancy agreement,again it is in the interest of both parties. I question why the landlord should be expected to cover all these costs. I do not see the government dishing out passports for free etc.! It is well overdue that a level playing field for Landlords and tenants is established.Tentants get away with murder. They can stop paying rent,they damage properties,they stay put even after a court order and make a mockery of the whole BTL business. This government seem to want to bash Landlords,tax them to death and yet still want them to provide homes and Pay for the priviledge! They want to cap rents too! Ok but cap BTL costs and interest rates too then ! allow landlords to claim all expenses and to evict fast and at low cost. Stop councils telling tenants to stay put. If you buy a car on finance and stop paying you lose the car pretty damn quick,if you damage it you get sued. I also agree Landlords from hell need sending to hell. Good honest landlords are tired of being bashed,taxed to death and not treated like they are running a business(which at the end of the day it is!) Who on earth are tenants who stop paying their rent,not treated as squatters and the police should be able to evict after a court has given notice? Why is it the Landlord has to pay out yet more money. All we ask is a level playing field fair to all. If the government do not act ,rents will keep rising to cover fees etc Landlords are faced with. If I end up paying higher fees to rent my properties,I will just add £50 month to the rents to cover me.This will cover my fees in a year and insure me for more costs that may arise. After all I cant afford to pay tenants rent,my mortgages,all the fees,all the taxes,all the insurances,all the maintenance,services,gas certificates,legal fees !wow why am I a landlord ???????????????

I have always rated Ian and he would make a great Primeminister. Landlords(the good ones) should be valued more and given incentives to build up their business and provide homes. All expenses should be allowed including mortgage interest 100% Landlords doing up properties to rent should not pay VAT nor for that matter people improving their homes or extending. On top of this a level playing field is necessary for landlords and tenants,there is too much putting the tenant first and causing great expense for landlords to evict when rent is not paid. Lets hope things change for the good landlords. The landlords from hell need putting out of business they damage the good ones too much.

sick of Landlord bashing! what about Landlord rights !??????????I am only talking about good honest Landlords,NOT Landlords from hell. Why does this government allow tenants to not pay rent and get away with staying in the property and put the landlord through hell? It's time it was a criminal offence to damage property ,to not pay rent,and to not move when asked to because of breach of contract. Plus the tenants should be made to pay back all owed for rent(deduct it from their benefits,you and me pay from our taxes!!!!!!!!!!!Once asked to leave they should be considered as squaters and the police should be called and the government should support all this! Only then would I accept a rent freeze,oh by the way government if you freeze rents also freeze our interest rates !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

All Landlords want a level playing field I am sure of this. Also an end to bad Landlords who are giving the industry a bad name. Tenants seems to have more rights than Landlords ! they don't move when a court order tells them to go and wait until the poor Landlord pays out yet more money for high court etc(even the local councils advise tenants not to move out !) Its time the law stated,that when a court order is in place the tenant who does not move out,is considered a squater! and the police can be called to remove them. Why on earth is it necessary to pay out more money to the high court? this simple law change will save millions(the high court enforcers wont like it however)but this nonesense needs to stop! BTL can be very simple but its getting so complicated now and unnecessary pressure from the government.After all, we landlords just want to rent out a home,get our rent and look after the tenant who looks after the property and pays the rent,simples!!!!!!!!!!!!!!

One of my x tenants did not pay the last months rent,I asked why? he said "I have paid you enough and am not paying the last payment ! I kept the deposit and after claiming for damages,had to take him to court. He did not pay me a penny. Lucky for me,I found out he owned a house ! he now has a charging order on it and owes me bigtime! I advise all Landlords to fully investigate their x tenants who owe them money and take them to court. Double check ,as they may well own a property that you can get a charging order on,or send bailiffs to sieze property! dont give up !

yet more nonsense towards Landlords. If we did not take deposits,tenants would have a none care attitude towards looking after the home. They don''t care now!even with a deposit. Ok don't have a deposit and I would add a £100 month to the rent to protect myself. I would also have to take out insurance (for what that's worth!) and charge the tenant. It's time the Landlords were treated better and not bashed everyday! Hightime Landlords could get out bad tenants,who don't pay their rent within a month! not months/years Hightime we can perhaps stop councils telling tenants not to move out,until the high court turn up!costing landlords even more money! We provide a roof over peoples heads and get no help or support,just bashing and taxed to death, We take the risks,put our own homes up to raise investment and just want to run a good business,yet all we get is bashing bashing,treated like criminals.Yes there are Landlords out there who want putting out of business,really bad boys! But I am talking about really good landlords,who do everything by the book(such as me) So really if you don't have anything to say ,that also looks after the good guys,just shut up !!!!!!!!!!!!!!
