Ok so what about the companies (managing agents) who will have a significant reduction in monthly income and thier staff may suffer and lose jobs then they cannot pay the rent to thier landlords and so on, this is why Rent Guarantee is so important for landlords and managing agents.

Well maybe the tight landlords will have to loosen up on what they pay and go to professional qualified agents with CMP and Propertymark registerd agents, If he was ARLA registered then the tenant can make the claim for the deposit from ARLA since they Audit his accounts, also since the deposit is the tenants and not the Landlord can the tenants make a private claim against for loss of deposit ,???

So the saving is £70 per tenancy when the rent goes up by £20 pcm and the average tenabcy is 2.5 years the tenant will be £530 worse off, have I missed something WTF

Wow this Is commercial suicide for a quick gain of a small fee from Flatfair, how many landlords have agreed to this it’s not the agents decision it’s the landlords, there are to many issues to even list here that could occurs. Good luck Haart

On thier website (Dlighted) the only company they seem to have engaged with is Northwoods, my experience with Zero deposit schemes is a waste of time for the PRS, agencies used to charge the tenants for the scheme to help the tenants out, but of course with the coming of the TFB, you cannot do that so the landlords would have to pay for the service, which would have to be insurance backed to ensure that this company does not go belly up also. So simple solution embrace the 5 week cap in regards to the deposit embrace the TFB "after all that is not going to change" and make sure that insurance backed schemes are banned and all deposits have to be kept in a custodial account such as DPS or any other, and ban agents and Landlords from being able to hold the monies in their own accounts with a supposed insurance policy. That is the only way to ensure companies and landlords don't use it for cash flow "ITS NOT THIER MONEY" OMG I could go sorry having a bad lol

I get that the points have been raised and am appalled at the response, however I think the report is flawed and just a report carried out to have a go at agents, for example Co2 detectors are only required in certain circumstances, I wonder what other questions where asked that are irrelevant, would love to see the questions that were provided to the under cover guys to ask, and also mould can be caused by living conditions of the occupants not necessarily the Landlords cause.

I think a Cap on fees would be good all round but agents could run into the danger of Landlords employing agents with the lowest fee thinking that applicants will be doing the same, although I think sensible landlords would look for reputation and transparency of agents as well as service
