During the rollout, even one bedroom properties were costing £300.00, as not every electrician was qualified to provide the appropriate paperwork. A traditional Edwardian flat in Glasgow received a quote in excess of £3000.00 for a 4 bedroom, even with white plastic trunking - the client sold the flat instead , ending 2 decades of trade. God help us all when this is engaged to every property, not just lets.

The thing that gnaws at me is the extra cost of running a 24/7 home - heating - broadband to name but, today a German institution recommends double stamp duty increases. Can that be set against perceived cost to work savings if at all. a certain M>T>, called this sort of change entering a sea of unintended consequences.

OK, the truth of the matter. Very many people now suffer from animal related alargies. Even with a good pet keeping clients, there are always smells/fleas & and the like which landlords pick up the cost of recovering the property from this situation with no chance of getting recompense frm the previous client. solution= = no pet policy. Of course most landlords/agents have pets of thier own & sympithise with pet owning clients.

I agree with the 1st comment. but what the PRS needs now/yesterday is a quick court style solution A.S.A.P.. it takes too long & ever increasing costs to conclude this style of situation, that almost allways in a costley recovery from default tenant, exarbated by the likes of "Shelter".

Its a no brainer yet again. They way it will all pan out in the tenants favor as usual & the result is more LL's bailing out of the new lose/lose protocol. What is needed is a "Court", fast track with a complete set of judges that are in contact with the pavement reality of being a LL in all its aspects, council rules of no pay rent till sherrif officer appears & keepall your welth in the budgies name so you cant be held even with a private claim in a lesser court.

Another point not addressed here, is that a bad tenant who takes it to the limit. Almost allways leaves the property in a condition that requires vast amounts of cost in repairs to make it habitable again. landlords never get recompensed.

I wish that there is a way to have a TENANT TO HAVE A GENUINE STAKE IN LOOKING AFTER ANY PROPERTY THAT BENEFITS THEMSELVES. the old deal was the deposit. Unconnected bodies, eg - tribunials in deposit schemes - were supposed to cover that. In practice that hasn't worked very well at all. This lacks harms all concenrned ib my view.

In fact, the powers that be are incapable of forseeing what human nature will do. No stability of revenue/dictated by ever increasing legislation to add to what already is never policed. The cnclusion is that they believe they can make a new type of council housing model out of the P.R.S., which are two completley different buisinees models and in fact not and will never be compatable. The goverment has to at last talk ot the real landlords whom operate at street level with real tenants for advice, not shelter or citizens advice - neither of which seem incapable of a more holistic view of the reality of this nations housing crisis. Everything so far: with the best intention is only going to shrink stock available for everybody.

Hi Paul, I would like to think you meant everybody (landlord/tenant}, to recieve nothing but low stock as the small landlords leave, which means increased rental values to cover the ever increasing costs of meaningless laws that cant be policed. On fewer property instructions. Please praise the gods of letting = SHELTER & CITIZENS ADVICE, whom are the only ones heard by the legislators.

For companies down south, check out the approved deposit companies in Scotland. The decisions they have made public for you to see on their sites should be informative. It is allways stilted in the tenants favor even against invetories & photographic evidence. Yet the instruction seminars, allways emphisise those elements as being in the landord's best interest.
