Tomorrow’s King’s Speech, setting out the government’s legislative programme for the coming Parliamentary session, is likely to feature two property-related Bills.

The Leasehold and Commonhold Reform Bill, already progressing through the legislative process, is expected to be expanded beyond its current scope to extend leases and purchase freeholds in England and Wales. 

It also proposes capping ground rents at £250 per year, moving to a peppercorn rent after 40 years.

The Building Safety Remediation Bill has a goal of strengthening building safety standards and expands the government’s existing remediation policy framework.

The speech takes place at around 11.30am tomorrow.
