The guy is a complete clown. But I guess adding layers of bureaucracy and telling people what they can and can't do with their own property is easier than reversing the 10 million migrants who have settled her in just 15 years or building more homes.

Very misleading as are some of the comments. It doesn't take into account mergers and buyouts for starters. Some of those letting agencies would have been connected to a sales agency that has closed its doors and the lettings book sold to a competitor. Larger agencies have been snapping up smaller letting agencies for two years to protect against the downturn. Certainly nothing to do with tenant fee ban.

We have the poorest quality politicians in our history. Not one, not one single MP stands out above the rest of the dross. Every single element of our country/society/institutions is totally broken. The PRS is just one of many. It all starts with allowing 10 million immigrants into a country inside 15 years. That can't be undone and we don't have the money to catch up. The only people needing qualifications are the MPs.

Try contacting any utility company, bank, council tax department etc. My bank asked me to call them as needed more information about my business. Everytime I called it said there was a 20 minute wait. Pressed the option to receive a call back in 2 hours. Got the call back in 5 hours.

What a complete misrepresentation of the situation. Sounds like the idiot was too busy doing his jobs on the side and delegated it to Shelter. If there is mould in any of the 100's of properties I manage every single one is down to the tenants lifestyle. Sounds like they have been given the green light to hold back their rent for any reason they want. The most rogue and incompetent group of people are the politicians who have mishandled every aspect of our lives. What a mess.

Just had a tenant leave who had sneaked a cat in. Took FOUR attempts to de-flea the property. Delayed the move in by 3 weeks. That's 3 weeks loss of rent for the LL. Extra work for us. New tenant had to change their plans and got bitten all over. Why take the risk? Why assume all tenants are model citizens? And as has been said before, whose bloody property is it anyway?

I wonder if some of you actually read the article. The point raised is a valid one regards the boiler for example. What gas engineer in his right mind would want to enter a property in those circumstances even if the tenants are standing in the garden? As for the new electrical deadline this simply must be pushed back.

It only applies to coronavirus so doesn't prevent evictions for other reasons. Any agreement is subject to confirmation from their employer with regard to a change in circumstances. Chancers should easily be weeded out. Lets hope that not many need to take it up following the 80% announcement.

Of course a key difference is that in England this comes off the back of S24 whereas in Scotland it was a stand alone piece of legislation at the time. So not a direct comparison. However i agree that many did abuse tenants as he describes and have ruined it for the rest of us.

How will that help drive up service and standards in PRS? Self managed LL tend to provide poorer service. Are less responsive. More reluctant to review rents. Few appreciate the amount of legislation they have to comply with. Good luck i say.

Jeez! Someone else who thinks there is just one letting market and all issues are down to landlords. In general poor quality property goes hand in hand with poor quality landlords who bypass professional letting agents. So there is a 2 tier rental sector. In general rogue tenants and rogue landlords deserve each other. Both try to avoid fees and neither look after the property. Reports of LLs getting convictions have one thing in common. They didn't use an agent. These are the people the government needs to target. The previous ppint is a good one. The owner lives in a property fo 10+ years with no mould issues. Tenant moves in and within a year has mould issues. They refuse to open windows when showering, cooking or bathing. Allow no ventilation into bedrooms. When you do inspections they miraculously have all the windows open yet whenever you drive by you never see windows open. Many tenants take no responsibility for looking after the property and think we have a magic wand to put things right. Well we can't control their behaviour. Always the LL never the tenant.

As with almost every housing issue the problem is lack of supply. If demand outstrips supply then you naturally choose the best. The government needs to build a million homes just to stand still. Everything else is simply tinkering. Of course if 7 million EU citizens hadn't made their home here in 10 years its likely there wouldnt be any housing crises. Removing cash deposits will make no difference at all if there are no properties to rent. Doh.

One would imagine that most MP's own at least one B2L property and would therefore have a better understanding of the business and how it provides an invaluable service. This notion that the whole industry is frequented by a disparate group of one man (property) bands means they treat it with disdain and do not see it as a professional business model. Vote chasers.

Crooks operate in all walks of life. It's hard but not impossible to eliminate it. There must be an inherent weakness in the custodial schemes if people can circumvent the system and not get pulled up. Tenants need educating. If they haven't received their tenancy certificate within 4 weeks they should be jumping up and down. If any letting agency is struggling financially let me know, I'm in the market to buy. Has to be better than raiding their tenants deposits!

I guess previous generations didn't see annual holidays abroad, £800 mobile phones, games consoles, the games, spotify, eating out three times a week, drinking expensive coffee whilst walking around the town, paying for 'experiences' and having the latest clothes as such a priority eating into their disposable incomes. We went without and saved. Going without these days is not an option, they want it all. Tough you can't have it all. Well most of us can't have it all.
